The days of expensive percentage-based commisions (often 3% for the listing agent & 3% to the buyer agent) are changing. After over 20 years as a Realtor and real estate Broker serving the Dallas-Fort Worth market we decided it’s time for a new approach. We have just launched a new real estate division, Menu Real Estate, which offers a fee-based menu approach to listing your home for sale.


This new approach allows you to utilize our menu and select what best suits your comfortability level, affordability, time frame, and how involved you wish to be in the process. Please take a look at the details below.

Steps Involved and What’s included

1Property ListingsWe’ll list your property for sale on MLS, Zillow, and Realtor.com. This listing price applies only to single-family homes.  
2Comparative Market AnalysisWe’ll meet with you at your home to discuss our recommended listing price based on our market research.

We’ll also provide you with staging suggestions to better help you prepare your home for showings.
3Sales Listing AgreementIf you feel we are the right brokerage to list and market your home, we would enter into a Sales Listing Agreement using a Texas Association of Realtors listing agreement.  

Regardless of whether you decide to list your home with us or not, We’ll provide you the sales comparable report, suggested listing price and staging suggestions complementary to you.   

During our meeting we would also give you a Sellers Disclosure Form to fill out and return to us.  

All sellers are required to complete the Sellers Disclosure Form, which discloses to the best of your knowledge the property condition to potential buyers.  
4Professional Realtor Yard SignWe would place one of our For Sale signs in your yard, unless restricted by your HOA or community rules.
5Professional Showing Service to schedule showingsOur brokerage will use either Showing Time or Broker Bay to help schedule showings for the buyers with their own agent.

We would handle incoming calls from prospects who call off our sign or off the MLSZillow or Realtor.com postings.  

We will keep you updated on prospect interest, showings, and feedback.
6Optional showings and Open HousesIf you would like one of our agents to personally handle the showings and hold up to three open house events, the additional SHOWING COST of $1,500 would apply. If the prospective buyer has a realtor, they would handle the showings.

If you want our brokerage or the buyer’s agent to show your home, we will need to place a lockbox at your property to provide key access.  

If you would prefer to save the $1,500 cost and handle the showings yourself, we and the showing service would let you know of prospects who contact us wanting to tour your home so you could show them the property yourself.
7Optional Professional PhotographyIf you would like us to have your home professionally photographed the cost is an additional $200 for still photography, $275 with a slide show, or $375 with a slide show and aerial photos. We would use Pro 360 for our photos.

For homes larger than 5,000 square feet the photography cost would be slightly higher.   

Given the quality of professional photography, We would encourage you to use this service.  
8Professional Sales & Marketing Expertise We’ll present you with any written offers we receive.

We’ll discuss with you the merits of each offer and provide our recommendation.

We’ll prepare any counter offer that you suggest and help complete the sales contract.  

We would generally use DocuSign for the signing of contract offers or counteroffers
9Professional & Experienced Representation Please keep in mind that many buyers will have their own agent representing them.

They’ll likely ask you to pay their commission.  

Commissions are negotiable. It’s up to you to decide if and how much you would agree to pay the buyer’s agent.

Some buyers will not have a buyer’s agent.  

We can discuss this during our initial meeting, and you can decide what to offer the buyer’s agent.
10Professional & Experienced Representation As your listing agent, we would be working on your behalf.  

Please keep in mind that not every home will sell at the initial listing price.  

During the marketing process we will share prospect feedback with you.

If the house doesn’t sell or go under contract within 4 months and you wish to extend the listing and have us handle the showings and open houses, another four months the additional cost would be $750.00.
11Professional & Experienced RepresentationThe listing term would last 4 months unless sold earlier or under contract.  

If you want to extend the listing term an additional 4 months the additional cost would be $750.
12Professional & Experienced RepresentationOnce we have a sales contract executed by both parties, we or the buyer’s agent would deliver the contract to a local title company who will handle the title work.  

We’ll continue to work with you through the process.

The $2,000 Listing Fee along with any additional fees for would be due at closing.

Buyer’s Agent Service


If you or friends are thinking of buying a home, please ask about our Buyer’s Agent Service that allows buyers we represent to get a commission rebate of up to 1.5% of the purchase price.  As the buyer’s agent we would rebate the buyer ½ of the buyer’s agent commission we would receive at closing.

This rebate is not applicable on homes where we’re the listing broker
